How much are our monthly HOA fees and when are they due?

Each owner must pay $198.50 by the 15th of the month. A "courtesy" invoice will be sent to each owner to remind them, but the payment is due even if the owner does not receive their invoice.

Which day is trash and recycle pickup?

Trash (green barrel) is picked up every Monday. Recycling (blue barrel) is picked up every other Monday.

How do I pay my monthly HOA fees?

You may pay via ACH payment or by check. Credit cards are not accepted. If you choose to pay by check, it should be mailed to: Willow Brook Estates HOA, 1 Willow Brook Dr., Farmington, CT 06032-3392. A drop box will be constructed soon and placed by the mailboxes as an alternative to mailing your payment. If you choose to pay by ACH, please contact the HOA Treasurer for the bank account and routing information.

What are my voting rights?

Each unit is entitled to one vote.

Is permission needed to install solar panels?

Yes, the homeowner or the solar installer needs to submit written plans to the Executive Board prior to the installation of the panels. Written plans should be sent via email to contact@willowbrook-hoa.org.

How do I submit a complaint or concern to the Executive Board?

In accordance with the rules of the community, all complaints must be made in writing to the Executive Board and sent via email to contact@willowbrook-hoa.org or by USPS Mail to Willow Brook HOA Executive Board, 1 Willow Brook Dr, Farmington, CT 06032.

Will there be a late charge for the monthly common charge (i.e. monthly HOA fee) if sent in late?

Yes, in accordance with our collection policy, there shall be a late charge of $25/month. The late charge will be imposed on the 16th calendar day of each calendar month. If unpaid for two (2) calendar months without receipt of a payment, the owner may be referred for legal action.
